Lot 3B Seven Oaks P.U.D., 3507 Richmond Drive Dear Ted: MAR 1 8 2002 D I wanted to provide you with additional information relating to the need for a drainage easement for the above referenced project. As we left out meeting on March 6, 2002, we believed we would need to acquire a drainage easement from Schrader Oil for the south one-half of the adjacent private drive. It appears that this easement already exists. I have attached a copy of the original drainage plan for this area. This plan reflects a water surface elevation for the original detention pond which backs up into the private drive. I have also attached a copy of the plat for the Market at Horsetooth Commons P.U.D. which shows that the drainage easement for the south one-half of the private drive already exists. The plat of Seven Oaks P.U.D. to which we originally referred, only replats lot 3 and lot 5. This plat does not change the original easements created for lot 1. It appears that the easement labels for lot 1 shown on the Seven Oaks P.U.D. are incorrect and the original easements shown on the Market at Horsetooth Commons P.U.D. incorporating public access, utility and drainage uses are correct.
