amount of parking. Is it the two per three employees or one space per 1,000
square feet of building.
8. There is a sight distance easement dedicated on the existing plat. This easement
should be shown on the Landscape Plan. Also, Public Service/Excel indicates
that there is a gas line located in the eight foot easement on the south side of
Richmond Drive. This should also be shown on the Landscape Plan. Please
indicate that these existing constraints preclude the uniform spacing of street trees
along Richmond.
9. Please add two street trees along the east side of the building. These trees are
needed to comply with Section 3.2. 1 (D)(1)(c) - fidl tree stocking.
10. Be sure to indicate the exact species, size and quantities of shrubs along
Richmond Drive and other shrub beds. Along Richmond, it would be consistent
to match the plantings installed with the first building.
11. Please revise the Landscape Plan to indicate that the scale is actually 1" = 20', not
1" = 30'.
12. On the architectural sheet, please indicate under "Notes" that exterior materials
are intended to match the existing building.
13. Please indicate the surface material of the play area.
14. On the Lighting Plan, the written description of the light fixture did not reproduce
and is unreadable.
15. Staff recommends a Minor Amendment be submitted for the existing building
(Lot 3A), after Final Compliance for the P.D.P. (Lot 3B).

Dear Cathy:
Staff has reviewed the request for Seven Oaks Academy's Little Acorns P.D.P. and offers
the following comments:
See attached comments and redlines from Engineering, Stormwater,
Water&Wastewater.
2. A Modification of Standard will be required because of the difficulty in
complying with the "build -to line" standard. This is Section 3.5.3(B)(2)(b) —
Orientation to Build -to Lines for Streetfront Buildings - which requires the
building to be no more than 15 feet from the Richmond Drive right-of-way.
Because Staff agrees that it is desirable to maintain a consistent relationship with
the existing building along Richmond Drive, we will support such a Modification
of Standard request. The request should include written and graphic materials
that explain how the proposed building orientation promotes the purpose of the
standard.
3. Staff recommends that a four -foot wide attached sidewalk be installed along the
east side of the property, along the private drive, that would connect to the six
parking spaces on the south. This walk would allow the P.D.P. to comply with
Section 3.2.2(C)(6) — Walkways — and help tie the building to the convenience
store.
4. Please provide parking lot dimensions, including aisle width, stall length and
width. Be sure that the stalls are no less than 17 feet in length.
5. Please verify with Stormwater that the raised crosswalk will not block storm
flows. If so, then a sidewalk chase may needed. Also, be sure to label the width
of the crosswalk on the Site Plan.
6. Please indicate on the Site Plan the locations, if any, of the Transfort bus stops.

Provide stationing of sanitary sewer service from the downstream manhole. Provide inverts of existing
manholes in the adjacent vicinity.

Stormwater review is incomplete due to largely incomplete submittal. Grading plan is undecipherable and
confusing. Submittal is lacking required minimum specifications for review. Included is a partial checklist of

Show and label locations of existing gas and electric mains on the overall utility plans. Provide a minimum 4
