Dear Resident:
On Tuesday, March 19, 2002, at 6:00 p.m., at the Current Planning Department,
281 North College Avenue", Fort Collins, CO. 80524, the Current Planning
Director will conduct a public hearing to consider a development proposal in your
neighborhood. The project is known as Mothership Subdivision, Being a
Replat of 519 West Mountain Avenue, File # 4-02.
This is a request for a subdivision in order to divide one existing lot into two
parcels. The original lot contains 11,000 square feet and features one single
family dwelling facing West Mountain Avenue. The request would create two lots
with one being 5,000 square feet for the existing dwelling and the other lot
containing 6,000 square feet for the future dwelling.
The purpose is to place the existing single family dwelling on the smaller lot and
create a new legal building lot for one new residential structure. The new lot
would be on the rear (south) portion of the original lot and front on an existing
alley. The existing garage would be removed. The parcel is zoned N-C-M,
Neighborhood Conservation — Medium Density which allows a new single family
dwelling as a permitted use.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
