We own the house at 717 West Myrtle Street and currently rent it. Our property manager is Ponderosa
Property Management. Although we have not lived in Fort Collins since 1996, we lived in the
neighborhood for numerous years (both at 717 W. Myrtle St. and 630 S. Washington Ave).
We are opposed to the requested zoning variance requested for 720 West Myrtle Street.
The neighborhood has always had a delicate balance of single homes vs. multi -unit dwellings. Granting
this variance would continue the erosion of this neighborhood from a generally quiet, pleasant
neighborhood to that of a campus ghetto. Problem houses have always been those were too many
people were allowed to occupy too small of living spaces. This result in parking, noise and party
complaints. A particularly egregious example is 810 W. Laurel, which turned into the \'neighbor from hellV
in the mid 1990s while we lived on S. Washington. If this variance is granted, what is to stop other
properties in the neighborhood from requesting similar variances?
As the Vice Chairman of the Findlay Ohio Board of Zoning Appeals, I have experienced similar types of
variance request for properties around the University of Findlay campus.
Parking requirements have proven to be one of the most effective tools to manage densities. I am hard
pressed to fathom a situation where this type of variance request would be granted in Findlay.
If the owner wants to enjoy the economic benefits of a 6-bedroom rental property, they should be required
to make the necessary economic investments in terms of parking, water, sewer, and sanitation. If not,
those costs will be borne by the neighborhood and the city. In this case, we believe that is an
unreasonable request.
