I am writing this letter to state my opposition to reducing the number of off-street parking
spaces for the Reider Duplex File #13-02. 1 have been managing rental properties in the
City of Fort Collins for over 20 years and know that parking in rental neighborhoods has
become it real issue. 1 feel that if the number of off.-streel parking spaces for this project
is reduced, it will be detrimental to the neighborhood, as it will affect the parking for the
adjoining; and near -by properties.
The location of this project is in an area of town very near the CSU campus and this
neighborhood has become primarily a rental neighborhood. In managing properties
located just one block west of this project, I can state that parking in this area is a real
problem. Not only are residents trying to park their cars in. front of their houses, but
commuting CSU students park on Myrtle all day long while they are in class.
Although there is diagonal parking in this area, this will account for approximately 2 cars
worth of parking spaces. In my experience in renting to CSU students, a very large
majority of these students have their own vehicle by the time they move off campus and
into our community. This means that for a 3-bedroom house, one could expect a need for
2-3 parking spaces. As this proposed project is going to be a duplex with 3 bedrooms
each, one could reasonably expect a vehicle load of 5 to 6 cars. If there aro 2 cars allotted
out on the street, where will the other 3-4 cars park? They will park on the street, but in
front of their neighbors' homes. Everyone will be juggling for parking spaces.
I strongly encourage the P & Z Board to deny this modification and to require that the
project have 4 parking spaces on the property. This would accommodate the vehicles
that will be owned/driven by the tenants. One must also remember that the tenants will
have friends visiting who will drive over to see them and where will these visitors park?
