Where are the mature trees located? 2. What is the current on -street parking occupancy rate for the area? peak and non -peak hours? the reason I ask is because of the proximity to CSU and the potential for spill over parking into the neighborhoods. I've just finished reviewing a previous parking study around CSU that shows parking in that area to be occupied anywhere from 50% to more than 85%, depending on time of day. In addition, some parents use the on -street parking on Myrtle while picking up their students at Dunn Elementary. this allows the parents to park and walk over to get their kids instead of double or triple parking on Washington Ave. In summary, I don't support allowing the applicant to supply all four required parking spaces with on -street parking, especially since that area is prone to already have high occupancy rates. However, I don't have a problem with 1 or maybe two spaces be accommodated on -street. How about a compromise that makes the applicant provide a double or triple stackable (shared) driveway that can accommodate two to three cars on their property, without the need to remove the mature trees? The applicant intends to build an addition which will add a bedroom to each unit. This will trigger the requirement for 4 off-street parking spaces. The applicant could fit the parking spaces easily in the back yard, but it would require them to cut down some mature trees. The applicant wished to have one off-street parking space and have diagional parking that currently exists on the street absorb the remaining parking demand. Eric Bracke has reviewed it and has no problem with the modification request. This project isn't going to staff review until 3/27, but it seems like it might fall into the "quick glance" category, and we could maybe just crank this one out. Can you glance over this modification application and tell me if you think you need the schuduled review time. If not, can you let me know what (if any) issues your department would have at granting the modification. This was a limited routing.
