The ramp has been placed between the two spaces. 83 The handicap spaces have been relocated away from the column. 84 The bike rack has been removed from the area of the fountain. The fountain has been deleted as a result of instituting tree mitigation policies, and at the request of the police department. This area now will be used as special occasion sidewalk sales. The bike rack at the stairs has been redesigned to city standards, providing for 2 bicycles with city required space and access around it. The two spaces meet the city's requirement of 5% of the number of parking spaces. Department: Water Wastewater Topic: General 3 Separate services for residential and commercial have always been provided for. See utility and site plans for locations and sizes. 6 General notes are included on landscape plan regarding separations. Department: Water Wastewater Topic: Utility Plans 87 After lengthy discussion with your department, we have agreed to install a new water line to your specifications in the alley from Laurel to our south property line. The initial installation of the street connection will be accomplished prior to the final re -surfacing of Laurel on Aug. 15, providing city approval is granted in time to accomplish this goal. 76 Utility details have been incorporated into the utility plans. 77 Site and utility plans have been coordinated with the new civil plans. 78 Abandonments are as described on the utility plans. Page 2 Staff Review Response Topic: Existing Trees 28 Per our agreement at a staff meeting on June 28, the Owner will comply with the City of Ft. Collins' tree mitigation policy. Since there is no room on this site for the mitigation trees to be added, we will abide with your reasonable directions as to the location desired. Department: PFA Topic: General 24 A fire hydrant is located within 300 ft at the corner of E. Laurel and Remington. Utility Department indicates that it can deliver in excess of the minimum requirements. 25 Per our previous agreement, and as shown on sheet A4, 8" address numbers will be prominently displayed on the front of the building. 26 This building will be fully fire sprinklered. A tap into an existing water main in Laurel Street will be made and a line extended down the alley to our south property line. See utility plans. 27 A ventilation system will not be required per UBC. Department: Police Topic: Existing Trees 53 Lighting plan has been added with this resubmittal. The majority of the project is illuminated by recessed can lighting, with some sidewalk lighting provided by wall sconces. We will provide a minimum of 1 FC at the building entries and 0.5 FC at the outside edge of the sidewalk. At your request, we will add view windows to the extent allowable by code to the stairway doors. The fountain has been eliminated as you suggested. Department: Stormwater Utility Topic: General 39 A grading and drainage plan that meets your requirements is included with our civil drawings. Once again, we stress that we are not changing the existing drainage pattern, nor will we change the elevation of the existing lot grade. Department: Transportation Planning Topic: General 82 Engineering scale of 1 "=10' is used. RESPONSE TO 6.06.02 STAFF PROJECT REVIEW COMMENTS Department: Current Planning 88 Your interpretation of the parking area as a parking garage is correct, in that every parking space is partially or totally covered by the building above. Therefore, no variance for landscape setbacks are required. Copies of his responses are attached hereto. Department: Natural Resources Topic: Construction Drawings 81 Tree protection specifications will be incorporated into the final building permit set of construction drawings as requested.
