Engineering may have similar comments regarding vehicle spaces but spaces 1 thru 3 may be too close to
College Ave and those first few stalls will have sight hazards in backing out of stall(s) due to water feature,
partial wall, and trees blocking views from college.

Proposed location of motorcycle parking may not work due to narrowness between potential vehicle and
post. Min. of one space only if possible.

Veh. spaces 1 thru 9 will have to be labeled long-term residential parking only because of their 8'stall widths

Veh. space 19 will not be able to use back up indentation along north property line as that will need to be
landscaped along with area reserved for motorcycle parking.

Correction of # 8 above, proposed motor cycle parking will not work at this location per the above
requirement for the 5' landscaping buffer located there.

include City standard erosion control notes with additional notes and BMP's showing the proposed project

Provide an access ramp for the bicycle racks that are located internal to the site adjacent to the stair well.

According to ADA and the LCUASS, handicap parking stalls are measured as 8 feet in width with 5 foot
striped accessible ramps. Please change for next submittal.

Improve pedestrian access to College -Ave. and the front entrance of the retail fronts from the parking stalls.
This can be accomplished by continuing the walkway from the parking lot to the College Ave. sidewalk (see
site plan relines). Furthermore, it is requested that the applicant explore the option of relocating the
mechanized room in order to move the stairwell further into the building, thus increasing the walkway width
for wheelchairs.

Reduce the one-way driveway width to 20 feet, thus reducing the potential of cars exiting from the structure
onto College Ave. and improving pedestrian circulation in the area.

Continue the sidewalk treatment / design across the driveway with a break in the driveway treatment (see
site plan red lines).

Restaurants with sidewalk cafes need to allow for pedestrian circulation, a minimum of 7-foot sidewalk width
leading to building entrances shall be maintained and free of tables and other encumbrances.

The TIS numbers donl add up. Your summary states that 50% of the traffic accesses the property from the
north, 10% from College, and 20% from the east and south. Where is the other 30%?

This project must now design and construct the alley to meet current street standards and address existing
drainage issues.
A little bit of history on the alley: The alley was paved for dust control several years ago but was never
designed to meet any street standard. The alley was repaved again last year after the utility repairs rather
than trying to patch everything. There are drainage problems and that will need to be addressed in the
design.

Contact Ron Gonzales with PFA regarding the emergency access requirements for the rear alley. Section
3.6.6.D.3 states that the minimum unobstructed width shall be thirty (30) feet for access roads serving
buildings three (3) stories or more in height on at least one (1) side of the building. The building height shall be
measured from the access road grade.
PFA will not serve any building from an arterial road thus eliminating College Avenue as the alternate access
road. Does the rear alley meet the minimum 30' requirement?
