square feet of existing asphalt will be removed from within the proposed
first -floor envelope. Approximately 180 square feet of lane delineators
near the existing bank facility will be removed, and be replaced by asphalt
flush with the surrounding surface. About 2000 square feet currently
within the existing building or under adjacent walks will be paved to
match existing asphalt upon completion of the old building removal and
placement of new foundations.
The existing drainage pattern of both the South College right -of way ant
the project site will be retained as they are. Thus there will be no
measurable increase in runoff to either the street or the alley, the
primary channels serving the site. Currently the small (approximately
670 sq. ft.) planter area in the southwest corner of the site slopes
slightly toward South College. Since the proposed building will actually
cover that area, any runoff previously generated there will be directed
toward the alley.
EROSION AND SEDIMENT CONTROL
It is intended that the existing asphalt will remain in -place and intact
during the demolition and rebuilding effort. Further, the area committed
to new asphalt will be paved over as soon as backfill around new footings
is accomplished. Since that area will be below the existing surface until
paved, no erosion or runoff will be possible. Additionally, the existing
asphalt will serve in lieu of vehicle tracking pads, and no construction or
demolition traffic will be routed to South College Avenue.
Due to the unique nature and configuration of this project, conventional
erosion control methodologies, i.e. silt fences, gravel tracking pads and
the like, are not deemed to have any significant value to it. However,
should there prove to be any erosion, runoff or tracking during the
demolition or reconstruction processes, measures will be immediately
instituted to mitigate any problems of that nature.

DRAINAGE REPORT-
VIALE COLLEGIO
STATEMENT OF PURPOSE
This drainage report is submitted in response to the requirements of the
City of Fort Collins Drainage Department. It addresses the unique nature
of the project, which results in no net change to either runoff patterns or
amounts.
EXECUTIVE SUMMARY
The site comprises some 21,000 square feet, east of the South College
Avenue right-of-way. It is essentially impervious, being covered with
either buildings or asphalt paving. The entire parcel drains east to the
existing paved alley. The portion of right- of- way drains to College
Avenue. Those conditions will be duplicated in the proposed project.
EXISTING SITE DESCRIPTION
The existing site is fully developed, with two buildings, off -site parking,
and two small planter areas totalling approximately 4% of the total
project area. Existing elevations over the site show that the right-of-
way of South College drains to the existing curb, while the lot area itself
drains to the existing alley along the east edge of the site. The alley
drains, albeit slowly, from north to south across the property. Sheet AE1
of the architectural plans shows existing development. Sheet AC1 of
those plans delineates the proposed development. Sheet C1, (attached),
the Drainage Exhibit, is a composite of those two drawings, with critical
existing spot elevations shown.
OFFSITE DRAINAGE FLOWS
There are no offsite flows affecting this site which are not already
accounted for by existing basin improvements.
PROPOSED PROJECT DEVELOPMENT
The site is proposed to remain essentially impervious. The building's
second floor will cover nearly the entire site, with the existing asphalt
covering the remaining area. Existing pavement area will be utilized for
off-street parking at ground level. Areas covered by the current buildings
which are not included in the proposed first -floor building envelope, will
