totally impervious. In the Dry Creek basin the two-year historic release rate is 0.2
cfs/acre or show that the development can release storm water from the area into the
larger system without increasing the peak discharge in the larger system. Extended
detention is required to treat the runoff. A smaller onsite detention pond could be
designed for the increase of runoff from the recycled asphalt that could be expanded for
detention in the future. Another alternative is to design it now for future development to
prevent disturbance of the pond in the future.
Drainage designed for future improvements
6. There is a storm sewer in Red Cedar Circle that ends close to the common lot line of
the two lots but is on the west side of the street, if there is a need for a deeper outfall.
Noted
7. A drainage and erosion control report and construction plans are required and they
must be prepared by a Professional Engineer registered in Colorado.

8. The design of this site must conform to the drainage basin design of the Dry Creek
Master Drainage Plan as well the City's Design Criteria and Construction standards.

9. The city wide development fee is $3,070.00/acre ($0.0705/sq.ft.) for new impervious
area over 350 sq.ft. No fee is charged for existing impervious area. If recycled asphalt
is used, the fee would calculated based on the runoff coefficient of the recycled asphalt.
If the site were to redevelop in the future, the fee would be credited toward the new
imperviousness of the site. This is usually due along with other building permit fees but
if there is no building permit, the Stormwater Utility would bill you directly. If there is a
separate process set up by another department for collecting fees it could be included
with them.

along your frontage, which would be more expensive. A listing of current development
fees was given to you at the meeting. Let me know if you have any questions.

1. This site contains part of a small, active prairie dog colony. While it is not big enough to
trigger protection standards, you will need to remove the animals in accordance with the
standard, copied for your reference below, before grading. At this time, we know of no
one accepting prairie dogs for relocation. You'll also need to keep a watch out for
prairie dogs moving onto the site during construction since there are prairie dogs to the
south of the proposed site. Also, a heads -up that this is a really "popular" prairie dog
colony --lots of folks are fairly attached to these animals.

stormwater fee purposes.
