If the furthest point of the structure exceeds 150 feet from the emergency access roadway the structure shall be fire sprinklered. Department: Police Topic: General 14 no comments Issue Contact: Joseph Gerdom Department: Stormwater Utility Issue Contact: Wes Lamarque Topic: Drainage 10 If any construction is to be done on Lots 101 or 100, then at building permit review a grading and drainage plan would be required with the utility plan submittal. A drainage report would also be required. 11 Water quality measures would be required with any improvements to the lots per City of Fort Collins requirements. 12 Since the replat is taking place currently, any future drainage easements needed for improvements to these lots will have to be granted per separate document or another replat. Topic: Floodplain 13 Most of Lot 101 was in the 100-year floodplain in the previous Old Town Master Draiange Basin. The floodplain in this basin is being updated and this area will not be mapped in the floodplain due to smaller flows than our minimum flow requirement of 200 cfs. This will allow improvements to be done on site without any floodplain regulations, however the City advises that this property could be flooded in a substantial storm event and recomends any structures to be elevated as much as possible and to consider other protective measures. Department: Water Wastewater Issue Contact: Jeff Hill Topic: Water/Sewer 2 Any construction of a habitable area on lot 101 will require submittal of a utility plan which shows the existing water and sewer services for lot 100 as well as any proposed services for lot 101 (include all utility easements for any services which extend across adjacent lots) Be sure and return all of your redlined plans when you re -submit. At minimum a variance request will need to be submitted per LCUASS for delay of alley paving 9 Change director of Engineering to City Engineer Department: Light & Power Issue Contact: Doug Martine Topic: Electric 1 Light & Power will need site plan for any new building on the 2nd lot.
