HomeMy WebLinkAboutPOUDRE SCHOOL DISTRICT 2004 HIGH SCHOOL - SITE PLAN ADVISORY REVIEW - 43-01A - CORRESPONDENCE - MEETING COMMUNICATION (3)D 22.10 Scope: George: We need to resolve how much site work we are to design and build. Are we doing
any of the City Park's ball field(s)?
D 22.11 Grading: George: RB+B likes to keep a minimum slope of 2%.
Soccer field may be a challenge; need to resolve if it will be artificial turf or not.
D 22.12 Planting: Angie: We may have several different types of grasses for the fields.
D 22.13 Irrigation: Pete: We need to keep the irrigation on the perimeter of the non -assigned ball fields.
Also, watch the locations of wet areas and area drains (safety / usability).
D 22.14 Tennis: George: Need to review the locations of the tennis courts. They are currently quite a ways from
the Gym and PE.
D 22.15 Webster Farm Ed:
The District needs to decide what it wants to do with the Webster farm buildings.
Pete:
I'd like to see the barn used for the Facilities Department (storage, vehicles,... ). This
would give us a central place in the south part of town.
Ed:
The house may be a good construction office, if its not too far from the building.
D 22.16 Storm Bruce:
Can we look at ways to have the water re -infiltrate the ground, rather that sending all
Drainage
of it directly to the pond?
George:
We have successfully used drywells at several schools.
Tom O:
We can also look at french drains, bioswales, etc.
Bruce:
We need to look at a detailed soils report.
D 22.17 Community Mike:
What does the District need to do in regards to neighbor hood presentations?
Meetings Ted:
Run ads in the paper announcing "Community" meetings for the Southeast area.
Let's include City Parks, and have Planning there as an'invitee'.
D 22.18 Mike:
We need an 11 x 17 site plan for internal use. BHA to prepare by next Tuesday.
D 22.19 Parking Ted:
I'd like to encourage the District to find multi -uses for the parking lot(s), such as
basketball, roller -hockey, etc. Take a look at what was done at the Cinemark theater.

DISCUSSION ITEMS
Item I Issue I Who: IDiscussion
D 22.1 Design GB: George reviewed the current site plan. We are now showing a soccer field within
the running track. This puts the soccer parking to the north, entering off of Rock Creek.
It is time to start getting the City's input / feedback.
D 22.2 Property Ed: The District does not as of this date, have a contract with City Parks.
There is discussion taking place over who will own and who will maintain the pond
D 22.3 Easements Bruce: Still discussing the detention at the northeast corner of the site. There is a
RB+B
temporary easement in place. The City may be okay with us diverting water
to the south, since it is all in the same drainage basin.
BHA has a copy of TST's grading plans for Rock Creek Drive.
Mike:
We want to keep the grading as 'natural' as possible. This is the sustainable
approach.
D 22.4 Pavements Russ:
Gravel Pave at the soccer/track stadium sounds great, but we need to have a
surface that will allow us to pick up a lot of trash after an event.
Mike:
Also, Storm Drainage Department is not convinced that this surface will remain permeable over time.
Pete:
Perhaps we need to discuss these issues with the facilities people in Vail, where its been down for
5 years or so.
D 22.5 Roadway Mike:
It is the District's intention to keep this as a private drive, built to City standards.
Bruce:
Some radii may not meet City standards.
Need to meet with Light & Power and Streets Department to discuss the road.
Ted:
Must have on -street bike ways, or a 10' wide bike path close by.
D 22.6 Bus loop Tom C: The layout looks fine, but a few turning radii will need to be reviewed. PSD should have
student / traffic load data next week.
Tom O: The bus loop will need to meet City standards where it meets Rock Creek.
George: We need to finalize the entrance point, so that the information can be given to TST.
Also, need to give this information to Matt Delich for the traffic study.
D 22.7 Neighbors / Mike: Any calls received by any consultants from neighboring / outside parties are to be
Community directed to Mike.
D 22.8 Northwest Ted: Label the area in the northwest corner as a "future phase". Could remain agricultural.
George: Need to review how that area will be handled as far a drainage.
D 22.9 City's review Ted: We will set up a special, modified Conceptual Review.
Bruce: Let's get some plans in front of the departments prior to the review meeting, so that
we are not starting from scratch.
