TRAMPE Date: 7/25/2002 ARCHITECTURAL RESOURCE GROUP 1828 WALLENBERG DRIVE FORT COLLINS, CO 80526 Staff has reviewed your submittal for BOXELDER SANITATION DISTRICT SUBDIVISION, and we offer the following comments: ISSUES: Department: Engineering Issue Contact: Katie Moore The private drive should be dedicated as an emergency access easement. It should also be dedicated as an access easement if it is to be shared with CSU or other parties to the west. Please add the following note to the plat: 'The property described by this plat is entirely contained within the 100-year floodplain boundary of the Poudre River.' Department: PFA Issue Contact: Michael Chavez This building is classified as an H4 and shall be required to be fire sprinklered. An address shall be required to be posted on the building. The numerals shall be a minimum of 6 inchs and mounted on a contrasting background. Department: Stormwater Utility Issue Contact: Wes Lamarque Comments are included in the Building Permit Review. Please note that the location of the propane tank within the Poudre River floodplain may not be allowed unless tie down provisions are made per City of Fort Collins specifications. Please contact Marsha Hilmes-Robinson, 221-6681, for further details. Department: Technical Services Issue Contact: Wally Muscott The 20 foot wide private drive (an emergency access easement for P.F.A) needs to be legally dimensioned so it is locatable in the field. Be sure and return all of your redlined plans when you re -submit. The public hearing is scheduled for 4:00 p.m., Wednesday, July 31 s' at 281 North College Avenue. These comments can be addressed after the hearing as part of Final Compliance review. We are considering waiving the $1,000.00 Final Compliance fee since this is a relatively simple subdivision request. Yours Truly, -T-1e4 Page 1 Previous comment - A lot (as defined in Article 5 of the LUC) is required to "abut a dedicated right-of-way, private street or private drive, any of which is at least twenty feet wide at all points." It appears that this proposed lot doesn't comply. Therefore, the plat can't be approved as submitted since we cant create an illegal lot. Be sure and return all of your redlined plans when you re -submit. If power is required, owner may need to provide off site easements and pay for electric to be extended to this site.
