If power is required, owner may need to provide off site easements and pay for electric to be extended to this site. Department: Police Topic: Electrlic 3 No comments Issue Contact: Joseph Gerdom Department: Stormwater Utility Issue Contact: Wes Lamarque Topic: Stormwater 4 Comments are included in the Building Permit Review. Site is in the Poudre River Floodplain. Department: Zoning Issue Contact: Peter Barnes Topic: zoning 1 A lot (as defined in Article 5 of the LUC) is required to "abut a dedicated right-of-way, private street or private drive, any of which is at least twenty feet wide at all points." It appears that this proposed lot doesn't comply. Therefore, the plat can't be approved as submitted since we can't create an illegal lot. Be sure and return all of your redlined plans when you re -submit.
