These facilities must be located and surveyed by the developer, and a 6 ft. (min.) easement included on the plat to encompass these facilities. Department: Current Planning Issue Contact: Troy Jones Topic: General 10 Be aware that in the future the pedestrian/bicycle path associated with the Mason Street Transportation Corridor may be located along the west side of the railroad tracks within the railroad right-of-way. If and when this occurs, the city will need to possibly negotiate with you a reconfiguration of the portions of your site within the area leased from the railroad. 11 Transportation Planning staff and Current Planning staff would like to.go over the Mason Street Transportation Corridor information with you at some point so you can better anticipate how it may affect your site in the future. This meeting need not be contingent upon the approval of this plat. 12 Once the comments have been addressed (see also the attached comment sheets from Technical Services & Excel Energy) we can schedule the item for a type 1 hearing. We do not need another formal round of review, however we will need a couple of weeks to review revisions once you have addressed all comments. This can be accomplished through an informal review. Please submit 5 copies of the revised plat for directly to Troy Jones in Current Planning. These revision need to be made within 90 days of the date of this letter. 19 You will be required to provide a copy of "Certificate of Taxes Due" with the mylar of the subdivision plat when it is brought to the City's Current Planning Department for recording. The certificate may be obtained from the Larimer County Treasurer's Office and must reflect a zero (0) balance before the City will accept the mylar. Larimer County is requiring this document, showing no outstanding property taxes, before they will record subdivision plats. Matt Baker can still do proposed Harmony Road improvements as shown. Plat boundary around building is okay as shown. Show all existing and proposed easements with ties. Do you need plat note about vacation and rededication of easements?
