The developer can contact Light & Power Engineering (221- 6700) to request a design of the electric system. There is a $50.00 per lot deposit required to initiate the electric design. It is still unclear looking at the erosion control plan what is to be done to revegetate the area south of the houses north of Fossil Creek and in the detention pond. One small note indicates reseeding per the landscape plan. Reseeding alone won't protect an area until whatever is planted grows. If the seeding is done in December or later, it won't grow until spring. All disturbed areas need to be stabilized within 30 days unless otherwise authorized by Stormwater. It would be good to include a note on the detention pond, also to include mulching with the seeding. Topic: Floodp/ain 106 Please see minor comment on site and landscape plans. Please include this information. Multi- family buildings should have a different color for each building. Department: Engineering Issue Contact: Katie Moore Topic: General 86 Please see plans for any additional comments. 100 The parking spaces in the cul-de-sac should be 19' deep to the face of curb even with the overhang (LCUASS Dwg 19-Ola) 101 Driveways used instead of ped. Ramps need to meet ADA requirements. One driveway in the cul-de-sac also needs to meet ADA requirements. Please see the attachment and include the detail in the plans. 102 Reminder - Mylars will not be signed until the City is provided copies of the completed offsite easements. Topic: Plat Cover Sheet 104 The notary should be located in Larimer County, not Weld County. Topic: UP sheet 11 103 The cross -slopes in the cul-de-sac bulb are not meeting the minimum of 2%. Please correct. The slope within the parking spaces there also does not appear to meet the 2% minimum. 107 Please add a line showing the crown going into the cul-de-sac. Topic: UP sheet 4 and 5 92 Please provide at least 2' of leeway before grades drop off beyond back of sidewalks. (11.19.02) The 2' of leeway is required whether the slope drops off or rises.
