It appears like there is only 18 garage spaces for the multi family in addition to the outside 9 (incl. HC) for the
same. There a min. of 32 vehicle spaces required for the multi -family (1.75 x 18) leaving 5 short. We cannot
consider the 2 guest slots at the other end of the development nor any of the 2 car wide spaces in the single
family to go toward these shortages.

A utility coordination meeting is encouraged. The developer can contact Light & Power Engineering (221-
6700) to request a design of the electric system. There is a $50.00 per lot deposit required to initiate the
electric design. This deposit will be credited to normal electric development charges if the electric system
doesn`t need to be re -engineered when the plat/utility plan is approved.

contact Fort Collins Sanitation District to determine if a water quality pond could be implemented. If no
solution is derived, then water quality will not be required for this sub -basin.

The boundary of the erosion buffer zone shall be staked and posted as a no disturbance area except for the
water quality outlet that is to be constructed in the erosion buffer zone as shown on the Final Development
Plan documents. The area encompassed within the erosion buffer zone or floodplain limits cannot be used
for equipment storage, material storage, or temporary storage of fill dirt. Failure to comply with such a
condition shall result in the stoppage of work on the site, withholding of building permits and/or certificates of
occupancy.

Please show flowlines as the line that follows the curb, not lines that intersect perpendicularly. The curb return
should be the flowline shown, and the curb around the eyebrow should be the flowline shown and not
separated out. (repeat 8.6.02) At the intersections of Condor and Scarlet Ibis with Southridge Greens, the
flowline profile should follow the curb, which is where the water will be flowing. Currently what is shown is
some line perpendicular to the existing Southridge Greens flowline, and this will not be the path the water will
take. These flowlines should also show how the existing flowline will tie into what is being proposed. All that is
being shown on this set of plans is what is proposed.

clarify.

The housing model types have been removed from the site plan. These should be replaced. One side of all of
the patio homes includes an elevation without windows or other architectural variation. There appear to be
several locations on the site plan (Lots 13, 14, 15) where this elevation faces an adjacent street. These lots
should include additional windows to provide architectural interest along these visible elevations.

Building colors are not included with the building materials/elevations. Please include this information. Multi-
family buildings should have a different color for each building.
