Box 580 Fort Collins, CO 80522-0580 I am writing in behalf of the Miramont Village HOA concerning the Eagle Cliff Development Plan. A group of our residents met and had several concerns to present to you before the neighborhood information meeting on March 25. FOR THE DEVELOPER: Will the siz plexes be condos, apartments, resident owned or investor owned? A high percentage of investor owned units would tend to have a more transient population. What are the targeted prices for the single-family units and the multiple family units? How many stories will the six plea units be? What is the time frame for start of construction and completion? How much fill will be added? Will the fill be brought up to the level of Southridge Greens on the north side? Will the tree that the golden eagle frequents be protected? What is a "water quality pond"? Will the development follow the lighting standards of Fossil Creek Park? The park calls for all outside lights to be ':full cutoff' which means that street lights and outside porch lights will shine down and not out or up. Is the drive between the entrance and Lemay an emergency entrance only with a locked gate? Are the walks that terminate at Lemay gated? Will the Declaration and Covenants of the development prohibit on -drive and on - driveway parking? Will the Declaration and Covenants prohibit garage conversions?
