Know all men by these presents that the undersigned, being all the owners and proprietors of the following
described land to -wit;
PROPERTY DESCRIPTION
A parcel of land being part of the Northeast Quarter (NE1/4) of Section Twelve (12), Township Six North
(T.6N.), Range Sixty-nine West (R.69W.) of the Sixth Principal Meridian (6th P.M.), City of Fort Collins,
County of Lorimer, State of Colorado and being more particularly described as follows:
BEGINNING at the Northeast Corner of said Section 12 and assuming the East line of said NE1/4 as
bearing South 00*02*18" East, being a Grid Bearing of the Colorado State Plane Coordinate System, North
Zone, North American Datum 1983/92, a distance of 2595.03 feet with all other bearings contained herein
relative thereto. From said Northeast Corner the North Quarter Corner of said Section 12 bears North
89'12'49" West a distance of 2678.75 feet:
THENCE North 89'12'49" West along the North line of said NE1/4 a distance of 50.01 feet (Rec. N
89'06'23" W. 50.02 feet/Rec. N 89'06'02" W, 50.00 feet) to the Westerly Right -Of -Way (ROW) line of
Lemay Avenue and being a point Fifty feet (50') Westerly of as measured at right angles to the East line
of said NE1/4. Said point being the Northeast Corner of that parcel of land as described within that Deed
of Dedication for Right -Of -Way as recorded November 22, 1996 as Reception Number 96083737 of the
records of the Lorimer County Clerk and Recorder (LCCR). Said document hereinafter referred to as Doc#1;
THENCE South 00'02'18" East along the Westerly ROW line of said Lemay Avenue and being a line 50'
Westerly of as measured at right angles to the East line of said NE1/4, also being the Easterly line of the
aforesaid Doc#1 a distance of 54.79 feet (Rec. S 00'03'44" W, 54.79 feet/Rec. S 0903'43" W) to a Point
of Cusp and being the Southeasterly Corner of the aforesaid Doc#1. Said point being the TRUE POINT OF
BEGINNING:
THENCE continuing South 00'02'18" East along the Westerly ROW line of said Lemay Avenue a distance of
636.74 feet (Rec. S 00'03'43" W) to the point of intersection with the Northerly line of that parcel of land
as described within that Warranty Deed as recorded February 5, 1982 in Book 2153 on Page 0863 of the
records of the LCCR;
Thence along the Northerly line of the aforesaid parcel of land by the following Nine (9) courses and

THENCE South 89'12'49" East (Rec. S 89'06'02" E/Rec. S 89'12'50" E) along said Northerly line of said
NE1/4 a distance of 516.12 feet to the Northwest Corner of the aforesaid Doc#1 and being the beginning
point of a curve. The aforesaid line being non -tangent to said curve;
Thence along the Southerly line of the aforesaid Doc#1 by the following Three (3) courses and distances:
THENCE along the Arc of curve which is concave to the North a distance of 203.14 feet (Rec. 203.14 feet),
whose Radius is 509.00 feet (Rec. 509.00 feet), whose Delta is 22'51'58" (Rec. 22'51'58"), and whose Long
Chord bears South 77"46'50" East a distance of 201.79 feet (Rec. S 77'40'24" E, 201.79 feet) to the Point
of Tangency (PT);
THENCE South 89'12'49" East a distance of 371.74 feet (Rec. S 89'O6'23" E, 371.74 feet) to a Point of
Curvature (PC);
THENCE along the Arc of a curve which is concave to the Southwest a distance of 23.35 feet (Rec. 23.35
feet), whose Radius is 15.00 feet (Rec. 15.00 feet), whose Delta is 89'10'31" (Rec. 89'10'49"), and whose
Long Chord bears South 44'37'33" East a distance of 21.06 feet (Rec. S 44'30'59" E, 21.06 feet) to the
PT and being the TRUE POINT OF BEGINNING.
Said described parcel of land contains 10.315 Acres, more or less (f) and is subject to any rights -of -way
or other easements as granted or reserved by instruments of record or as now existing on said described
parcel of land.
The undersigned have caused the above described land to be surveyed and subdivided into lots, tracts,
streets, and easements as shown on this plat to be known as EAGLE CLIFFS SUBDIVISION, subject to all
easements and rights -of -way now of record or existing or indicated on this plat.
