Dear Bob:
The Comfort Dental Project Development Plan (P.D.P.) was approved by the City of Fort
Collins Hearing Officer on February 18, 2003. The approval is for a 4,320 square foot
medical office building on .66 acre. This approval is valid for three years.
Shortly before the public hearing, Planning Staff was informed that Comfort Dental
withdrew from the purchase contract and is no longer interested in pursuing the project.
From the City's perspective, we find this very unfortunate. As a the Development
Review Staff, our approach is to try to get projects approved and constructed in
accordance with rules and regulations.
In a conversation with the project architect, we learned that there may a possibility to.
delete the basement, the basement exterior stairs, and all the fire separation requirements
that go with a habitable basement area in a commercial building. Further, we learned that
there could a simplified roof design resulting in a less expensive truss system. Staff
would have wholeheartedly supported these cost -saving changes.
At the public hearing, the abutting property owner Fairway Estates expressed an interest
in purchasing the triangular portion of the property in the southwest corner that appears to
be unusable. Staff would have no objection if the size of the parcel was reduced in this
manner.
There has been some discussion to delete seven foot wide asphalt sidewalk from the
eastern property line to Hogan Drive. Upon further review, Transportation Planning Staff
has elected to retain this requirement. If you or Comfort Dental would like to pursue this
requirement further, I would be willing to facilitate a meeting with all the interested
parties.
In summary, we share your disappointment in the demise of this project. The
Development Review Staff stands ready to assist you and Comfort Dental should the
project be resurrected.
