Waffle House Restaurant Dear Mr. Schleuter, The above referenced project currently exists as a developed site with nearly 100% impervious coverage. The re -development of this -property will result in a net decrease in impervious coverage. The attached calculations%depict the change in the runoff coefficient, and as can be seen from these calculations, the post -development C-factor is a lower value than the pre -development factor due to.the increase in landscaped area on site. This results in a reduction of the storm water runoff from the project. The total site runoff is reduced from approximately 1.37 cfs to.approximately 1.21, cfs for the 10 year storm event and from approximately 2.61 cfs to approximately 2.3 cfs for the 100 year storm event. This assumes, no'change in the time of concentration due to the small size of the site and a similar grading plan. The time of concentration used to determine intensity is 5 minutes. The erosion control measures for this project will be limited to silt fence at the perimeter and temporary grassing during the construction, process as the site is already developed and, is very small in size..These erosion control measures provide a net effectiveness of 83.7% which is greater than the required 78.8%.(see calculations). The proposed site is less than one. acre and therefore does not require wind erosion calculations. Thank you for your time and attention to this project.
