On Thursday, May 2nd , 2002, at 6:30 p.m. in the Council Chambers*, City Hall West, 300
LaPorte Avenue, the Planning and Zoning Board of the City of Fort Collins** will hold a public
hearing on a proposed project in your neighborhood. The proposed project is commonly
known as the Garth Commercial Plaza Modification, File #20-02.
This is a request by the applicant to modify 2 sections of the Fort Collins Land Use Code. The
property is a 1.28 acre vacant infill site just southwest of the intersection of Boardwalk Drive
and Mason Street. The applicant would like to construct a retail building on the site in a
configuration that does not satisfy the following two sections of the Fort Collins Land Use
Code: (1) section 3.5.3(B)(2) which requires that no vehicle use area be located between the
building and the street; and (2) section 3.5.3.(B)(2)(b) which requires that a commercial
building be located no further away from a minor arterial than 15 feet. The applicant is
requesting two modifications to the Land Use Code in order to configure the site in a way that
has a vehicular area between the building and the street, and a front setback exceeding the
maximum allowed setback of 15 feet.
The City of Fort Collins Planning Staff considers your interest and input in this matter, as well
as your neighbor's input, an extremely important part of the City's review of this proposal. If
you are unable to attend the public hearing, but would like to provide input, written comments
are welcome.
The list of affected property owners for this public meeting is derived from official records of
the Larimer County Assessor. Because of the lag time between occupancy and record
keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may
have the opportunity to attend.

be continued to Thursday, May 16`h, 2002 at 6:30 p.m. in the Council Chambers, City Hall West.
