Dear Resident:
The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, November
201h, 2003, at 6:30 p.m. in the Council Chambers", City Hall West, 300 LaPorte Avenue, will
hold a public hearing on a proposed project in your neighborhood. The proposed project is the
Whitham Property, Overall Development Plan, #24-02B.
This is a request for approval of an Overall Development Plan (ODP) for certain land uses
permitted in the LMN - Low Density Mixed -Use Neighborhood District, as defined in Sections
4.4(B)(2) - Administrative Review and 4.4(B)(3) - Planning and Zoning Board Review of the City
of Fort Collins Land Use Code (LUC). The proposed uses are single-family detached
residential, two-family residential, single-family attached residential, multi -family residential, a
neighborhood center, and a neighborhood park (private or public, yet to be determined) on
160.3 acres. The property is located on the south side of East Vine Drive, east of North
Timberline Road, and west of Interstate 25. It is zoned LMN.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and
input in this matter, as well as your neighbor's input, an extremely important part of the City's
review of this proposal. If you are unable to attend the public hearing, but would like to provide
input, written comments are welcome.
Owners of property within 500 feet of the site are notified by mail of this public meeting. The list
of such owners is derived from official records of the Larimer County Assessor. Because of the
lag time between occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor of this
pending meeting so all neighbors may have the opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no
guarantee this item will be heard on the date advertised. For the benefit of those attending the
meeting, the Board typically sets their schedule at the beginning of the meeting.
