Re: Master Utility Summary for the Buderus Family Farm Overall Development Plan for Dave
Whitham
Dear Mr. Buffington,
The purpose of this letter and exhibits is to summarize the approach taken in master planning the
water and sewer facilities for the Buderus Family Farm Overall Development Plan (ODP) based
upon the City's comments and input. This letter is meant to summarize the current facilities in the
area and review the proposed extensions required to service the development parcels.
Currently, there does exist water and sewer facilities directly adjacent to the property that have
capacity and adequate depth to service the proposed development. ELCO currently has an
existing 12" main along the south property line, and along the east property line to Redman Road.
The District would like to see a 12" loop through the site to County Road 48 (Vine Drive), for a
future connection to a new trunk main. According to Webb Jones, there is sufficient capacity and
pressures in this area to support development on this site.
Boxelder Sanitation District has a 12" sewer main along the east property line, which has
sufficient depth and capacity to provide service for the densities proposed by this site.
The following summary outlines how each parcel will be serviced by either existing or proposed
systems.
Parcel A - 31.18 acres — Low/Medium Density Residential
Parcel B — 21.69 acres — Low/Medium Density Residential
Parcel C — 43.52 acres — Low/Medium Density Residential
Parcel D —18.29 acres — Low/Medium Density Residential
Parcel E — 20.07 acres — Low/Medium Density Residential
