Thanks for the a -mall. As we discussed before, we do not have any really
scientific trip counts for specific restaurants, but I can provide some
information that might be helpful. The projected sales Volume for the Ft.
Collins store Is $1929.00 per day. our avg. ticket price is $5.00.
Therefore, we will serve 386.8 customers per day. We have estimated that 50%
would come by bike or walking at this store because we have only 1/2 of the parking
have(actually 18 compared to 40). This leaves 193.4 by car. We
have an average of 1.8 customers per group. This means 107.44 cars per day.
With first shift being the largest(7 am - 2 pm) sales volume at an estimated
$995 per day, this translates to 55.27 cars during that shift using the same
math.

5% in alley traffic over historic conditions. in actuality, the impact of Waffle
House on alley traffic is positive but insignificant.

2. What is the daily on -site parkinci demand?
Eighteen on -site parking spaces will be provided which is 45% of the parking
typically provided for a Waffle House restaurant. Since all employees will park
off -site, on site parking will exclusively serve customers. With the automobile
demand indicated above (110 vehicle trips) and a 30% reduction for customers
parking on street, an estimated 40 vehicles per day will park an site. Deliv-
eries, mail, and other such trips are considered negligible.
3. How much traffic will be added to the alley?
Weekday alley traffic was counted by Rocky Mountain Counts on Thursday, May
9 through Friday, May 10, 2002. This represents the end of finals week at Colo-
rado State University (CSU). As agreed in a meeting with the City, it is estimated
that normal traffic is probably 25% higher with CSU in classes. Weekday traffic
counts of the alley averaged 452 vehicles per day. Increasing the traffic count by
25% indicates some 565 vehicles per day under representative conditions. This
excludes traffic generated by the Cluck U Chicken since It was closed at the time
the counts were taken.
Site traffic using the alley is estimated at about 50% of the total site traffic enter-
ing the parking lot. This is a direct result of limited access to South College. Ac-
cordingly, 40 trips per day will be made using the alley with Waffle House opera-
tional. Since Cluck U Chicken was closed when the traffic counts were taken,
another 70 vehicles per day were added to reflect historical use of the alley. A
comparison of future traffic with Waffle House and historical traffic is presented in
the following table:

Dear Mr. Barineau:
I am writing in response to City questions conceming site traffic related to the proposed
Waffle House at 616 S. College Avenue in Fort Collins, Colorado. The City has waived the
requirement for a formal transportation impact study; however, the following questions re-,
main. Each question is stated below and is followed by a response.
1. How much traffic will be generated by the proposed Waffle House compared to
the previous use on thi§ site?
Sales estimates provided by Waffle House for this site indicate 387 customers
per day with an average group size of 1.8 customers. This equates to 215
groups entering and exiting the site. Of these groups, at least one-half are ex-
pected to walklbike to the site given the downtown environment, nearby residen-
tial areas, and competition. Accordingly, about 110 arrivals and departures will
access the general area by automobile.
