We are writing this memo to confirm that the development of the above referenced
project in Fort Collins, CO will reduce the amount of storm water runoff from the
subject property. We are increasing the amount of green space from what currently
exists on site, and we are constructing a grass swale along the southern property
boundary which will reduce the time of concentration, allow for some infiltration,
and improve the water quality of the runoff from the site. Please contact me if you
