Ref.: Waffle House Planning Objectives
Dear City Review Staff,
We are pleased to submit this statement of planning objectives for Waffle House. The following
information was prepared in compliance with the Submittal Requirements for type I Project
Development Plan Review for commercial sites.
Waffle House is located at 616 S. College Avenue at the present location of Cluck U Chicken.
The property is currently zoned CC- Community Commercial and the zoning for the property is to
remain community commercial. The site has an existing building located in the northwest comer
of the lot and the remaining lot is asphalted for a parking lot with a cmu trash enclosure at the
alley.
The total project is approximately .28 acres net in size. A 1806 s.f. restaurant building is
proposed in the same location of the existing building. There are 18 parking spaces proposed for
the site and a service area for the restaurant. We will be adding 1,510 s.f. of landscape area
which will help with reducing the historic stormwater runoff and water quality. In general, the site
is nearly flat and has a high point that runs north and south half way through the property. The
site flows partly to S. College Ave and the rest to the alley.
The landscaping will be designed to meet a 6% internal parking lot landscape requirement and
incorporate xeriscape principles where applicable. A new 5' planting stripe will be designed along
the south side of the parking lot between the existing building and this lot. The landscape will also
serve functional uses such as screening the parking lot, water quality and reduction of historic
stormwater runoff. The two existing street trees will remain and we will preserve the large
existing tree on site. For maintenance purposes no sod areas will be used, instead ornamental
grasses will be used in several locations to assist in water quality.
Parking will be contained within the site and will include seventeen standard spaces and one
handicap accessible space. The existing parking lot extends to the property lines and the
proposed lot will incorporate planting islands along the alley and S. College frontages. The
existing curb cut will be reduced to a width of 24'.

including sewage disposal, water supply, and stormwater facilities. Also see engineering
drainage letter.
