As previously indicated, include a note on the site plan that any work on the water or sewer
system which requires removal of decorative surfacing shall be repaired with an asphalt
patch and shall be the owner/developers responsibility to repair decorative surfacing.

Maintain 10 feet of separation between the mail kiosk and all water/sewer lines.

Place the sanitary sewer manhole #2 on the center line of the proposed drive. Label all clean -
outs in traffic areas as "traffic rated".

Staff is concerned that if the chimneys are to be galvanized or stainless steel, it would cause
glare or contrast with the predominant building materials. Will these chimneys be painted a
muted tone?
The project is ready for the Type One public hearing, subject to resolution of these issues.

Previous comments dated 8/30/02, 9/3/02 and 9/18/02 still pertain to this new proposal with
only two additions, a 30 foot fire lane shall be required. FCLUC 3.6.6(D)(3) states: "The
minimum unobstructed width shall be thirty (30) feet for access roads serving buildings three
(3) stories in height on at least one (1) side of the building. The building height shall be
measured from the road access grade." also, instead of 6-inch numerals, 8-inch minimum
numerals and letters shall be required for the address. The full address numerals and the
name of the street from which this project is addressed off of shall be posted on building

1. Sheet 3 and 4, Please add to Note 1 that the lowest HVAC equipment will also be required
to be above the regulatory flood protection elevation.
2. Please include the following note on the Sheets 3, 4, 5, and 6 of the plans:
The area within the floodway limits cannot be used for equipment storage, material storage,
or temporary storage of fill dirt. Failure to comply with such a condition shall result in the
stoppage of work on the site, withholding of building permits and/or certificates of
occupancy.
3. Please add a note to Sheets 3 and 4 that no fill shall be placed in the City or FEMA
floodway.
4. Please submit signed copies of the floodplain use permits for the water quality pond and
other infrastructure along with the $25 permit fee for each one.

The project needs to comply with 3.4.1(I)(1) - Design and Aesthetics, Project Design. Staff
would like to set up a meeting with the project architect and applicants to discuss the
techniques that may be necessary to satisfy this standard. Possible areas to look at would be
building materials, building color, and enhanced landscaping.

Required Access: A fire lane is required. The fire lane shall be visible by painting and

Address Numerals: Address numerals shall be visible from the street fronting the property,
and posted with a minimum of 6-inch numerals on a contrasting background. (Bronze
numerals on brown brick are not acceptable). 97 UFC 901.4.4

Water Supply: No commercial, building can be greater then 300 feet from a fire hydrant. Fire
hydrants are required with a maximum spacing of 600 feet along an approved roadway. Each
hydrant must be capable of delivering 1500 gallons of water per minute at a residual pressure
of 20 psi. 97 UFC 901.2.2.2
