Park Planning — Craig Foreman:
I. Because the scope of the project has changed, the trail will not be re -aligned with this
project. The Fort Collins Club may choose to expand their parking lot at a later time.
If they do this they will go through the planning process and propose vegetation in
that area.
2. The trail is not going to be re -aligned with this project. The right-of-way will not
change.
3. There will be no need for an approved detour plan for the trail because it is not going
to be relocated.
Thank you for your consideration.

RE: Response to comments letter, for PARK CENTRAL PDP
Dear Ted,
The comments below address the issues raised by city staff regarding The Lofts at Park
Central Project.
Since the last round of review, the site plan has significantly changed. During the
planning process, the Fort Collins Club became concerned about the loss of parking
spaces. To avoid a conflict, it was necessary to negotiate changes to the site plan.
The Fort Collins Club will ultimately own all of the land in their northern and
eastern parking areas. This project change was coordinated with the consent and at
the request of the Fort Collins Club.

Tap size should be adequate with the small amount of landscaping ro osed.

The water service has been noted on the plans to be located and removed at the main. There
is no curb stop apparent in the field and a chance that this service may not have been
installed.

No utility coordination meeting is required for this site; there have been no power or gas
comments requesting one. Gas and power do not prepare designs until after the plat is
recorded. All of the areas around the buildings are blanket utility easements to maximize the
areas for dry utilities to be routed to the project.

Removal areas are no longer shown on the utility plan.

Curb stops have been added to the fire lines. The owner andsprinkler design consultant will
