Duplicate symbols have been removed from the legend. Bearings in drawing now match legal. Section Township and Range have been updated. Subdivision name has been changed to: The Lofts at Central Park. Parcel numbers have been replaced by block numbers. Pepek PLS Water wastewater: I A'/a inch irrigation tap has been added to the plans. 2 A not has been added to the plans indicating that if there is an existing water tap on the site, it will be abandoned and to coordinate with the City. There is not a curb stop or meter pit visible in the area redlined on the plans. 3 The retaining walls have been removed from the plans. 4 All proposed cleanouts are traffic bearing and this is noted on the plans. 5 Gas and Electric have not completed design plans for the project and will not until after the plat is recorded. Blanket utility easements are proposed to ease the design of these utilities. 6 Fire lines have been placed at the mechanical room locations. 7 The survey showed the stub in question. It has been noted on the plans to remove the stub, grout the opening and to coordinate this work with the City. There is no evidence that this stub serves anything in the area. 8 Profiles now show all existing and proposed crossings. 9 Sewer services have been stationed. Zoning l . There is a bike rack located between buildings 5 and 6. On the previous plans the 100-year flood plain line covered it up. See site plan land use stats. 2. There will be a handicap ramp at every handicap parking space. 3. Light locations have been added to the plans. 4. The benches have been replaced with seat walls. 5. The site property line has been widened to better show the property boundary. The Fort Collins Club parking lot is not on it's property. 6. Acknowledged. This should allow PFA to do whatever thev need to. 12 The private drive on the west is labeled in the utility plans. Light and Power: 1. Acknowledged. 2. Acknowledged. Natural Resources: 1. VF Ripley met with Doug Moore on 9/12/02 to discuss adding plant material in the natural area setback. Native cottonwoods and willow have been added. Poudre Fire Authority 1. Acknowledged. 2. Acknowledged. 3. Addressing VF Ripley is working on an addressing plan and getting guidance from the mapping department. We will route this directly to Michael as soon as we are finished. 4. Acknowledged. 5. Acknowledged. All buildings shall be sprinklered. Stormwater: I The portion of the water quality pond that is between the two parcels is presently a blanket utility, drainage and access easement. A temporary construction easement will be obtained for the area. 2 Per VF Ripley's phone conversation with Wes, ornamental trees have been planted 5' from the storm sewer. See landscape plan. 3 A variance has been requested for existing parking lot pending in the drainage report. If a separate letter requesting the variance is required, please call Mike Oberlander at 686-6939. 4 The FEMA floodplain and floodway are now shown on a separate sheet and on the plat. No buildings are in the FEMA flood lain. 5 The FEMA flood lain are now shown on the plat. 6 A new flood lain sheet has been added to the plans. 7 FEMA information has been added to the Flood lain Table. 8 Building 3 (now 4) is not in the flood lain. 9 FEMA information is discussed in the drainage report. 10 FIRM Map has been added to the appendix of the report. I 1 A second flood lain use permit has been prepared and is in the report. Transportation: 1. All internal sidewalks have been increased to 5' wide. 2. The bike racks are located in the center of the site near the main entrance to buildings 1,2, 3, 4, and 5 and between the southern most buildings. October 1, 2002 Ted Shepard City of Fort Collins Planning Department 281 North College Avenue PO Box 580 Fort Collins, CO 80522 RE: Response to comments letter dated 9/5/02 Dear Ted, The comments below address the issues raised by city staff regarding The Lofts at Park Central Project. Current Planning I. Detail shrub planting has been added to the landscape plan. In the areas where dense shrub planting was requested, we planted an evergreen shrub with a height of 4'-6'. 2. The natural resources department has asked that don't place any non-native trees in the natural buffer setback. Instead, we have added native trees to the buffer area and have relocated some existing trees to an area of the site where they will not be disturbed by construction. This will allow for a one —time transplant or relocation of the existing trees. 3. The chimney design is supposed to compliment the urban character of the architecture. If staff does not agree with this we can meet to discuss. 4. The four required minimum parking spaces are not shared. On the site plan these spaces will be signed and designated for Park Central Residents only. These spaces are noted, by shading, on the site plan. 5. Building one has been labeled Mixed -Use. 6. See landscape plan. Advanced Planning 1. VF Ripley met with Clark Mapes to discuss his concerns with the site and landscape plans on 9/12/02. Many of his suggestion have been incorporated into the plans. The sidewalks along the parking area have been increased to 8' and 10' wide. Additionally, enhanced tinted crosswalks shall be utilized. Also, refer to the landscape plans for the changes he had regarding the south side of the site. Engineering: *See attached letter from King Surveyors I Headwall reinforcement now shown on the detail. The screen is labeled as being spot welded to the steel channel.
