Collins - Phase 2 Addition Dear Mr. Shepard: iiC�:T'7fi �?�7 It is our interest and request to construct a final addition to the Global Village Academy Public Charter School located at 2130 W. Horsetooth Road that would serve an estimated 400 additional students to total an estimated 780 students ranging from pre-school through eighth grade. The building addition, to account for the current growth and future enrollment of the school, would be approximately 28,000 square feet in size and two stories in height. It is our intent to design a pleasant and welcoming school and to comply with the spirit of the Ft. Collins Planning regulations in order to come together in mutual agreement for the benefit of the neighborhood and the City of Ft. Collins. The process to achieve this intent is three -fold. Through the architectural experience, the landscape design and the traffic design. The architectural addition is designed to enhance the educational experience of the current and future students and to accommodate the current growth and educational need of the neighborhood and City of Ft. Collins. The addition design will include a Gymnasium, Performance space, expanded Cafeteria and Serving area, additional Preschool classrooms, a science classroom and additional general classrooms. The site design will include an expanded preschool play area, an expanded apparatus play area, a hard surface multi -use play area and a multi -use athletic play field. The landscape design intent is to generally comply with the Ft. Collins landscape requirements. As the property has been developed in phases, the second phase allows for development of the property to include a substantial additional landscaping to surround the building, compliment the architecture, and provide for a welcoming environment for students, parents and staff. Xeriscaping principles have been incorporated throughout the design process, resulting in low maintenance and low water using landscape. The tree canopy as designed contributes to the visual quality and continuity of the development of streetscapes in the City of Ft. Collins. The new traffic design on campus should enable the traffic aspects of Phase 2 to operate more efficiently and reducetmitigate the neighborhood impacts. The updated circulation design includes an enlarged 4 lane private driveway with bus drop off and increased parking areas with 48 additional spaces to allow for an onsite circulation system for student drop-off and pick-up traffic. Additional levels of circulation service accommodate pedestrians to provide to a level of connectivity to the City, bicycles, and transit modes based on transportation guidelines. As a whole the development of GVA Phase 2 is feasible from a traffic engineering standpoint. Through these three components we are excited to provide a pleasant and welcoming school to benefit the neighborhood and the City of Ft. Collins.
