Dear Resident:
The purpose of this letter is to inform you of two public meetings for the proposed Ultimate Loving Care
Elderly House, Project Development Plan, File #27-02.
The first meeting is a Neighborhood Information Meeting. This meeting will be held on Monday July 15,
2002 from 6:30 to 8:30 p.m. in the Library at Fort Collins High School*, located at 3400 Lambkin Way.
The applicant is intending to purchase the house at 3107 San Luis Street. The applicant proposes, upon
finalization of the purchase, to change the use of the house from a single family dwelling to a group home
for the care of the elderly. The lot is 6,752 square feet in size and in the Residential Low Density — RL
zone district. For a lot that size in the RL zone district, the Fort Collins Land Use Code currently limits the
number of group home residents to three. The applicant is requesting a modification to the Land Use
Code to allow six residents rather than three.
The second meeting is a City of Fort Collins Planning and Zoning Board Meeting*. This meeting will be
the public hearing for the above project, and will be held on Thursday, July 18, 2002 at 6:30 p.m. in the
Council Chambers, City Hall West, 300 LaPorte Avenue. The Planning and Zoning board will determine
if the change of use and modification request will be approved.
