Topic: Right turn lane design Number: 223 Created: 2/24/2004 [3/19/041 Please make sure all variance requests are listed on note 48 on the cover sheet of the utility plans. [2/24/041 Regarding the vertical curve: A.D. stands for algebraic difference, which is the difference between the slopes at each end of the vertical curve. The A.D. should always be provided, and is needed to check the K value and to determine the minimum vertical curve length according to LCUASS Figure 7-17. With an AD=1, and design speed of 55mpy, the minum curve length according to the graph is approximately 240 feet. The vertical curve currently designed is only 160' long and has a K=100, when the minimum K for a crest curve on an arterial is 110. If these standards cannot be met, then please submit a variance request according to LCUASS 1.9.4 for consideration. The street's stormwater capacity may be used as a justification, if applicable. Issue Contact: Katie Moore Created: 5/28/2002 Number: 227 Created: 3/19/2004 (3/19/04] Where the sidewalks combine to lead to the corner of College and Fossil Creek, the walk is shown to neck down to 5' wide, but should be a minimum of T wide. See redlines for location. Topic: Landscape plan Number: 221 Created: 2/24/2004 [3/19/04] The notes provided on the landscape plan are confusing. The planting details below apply to the trees being planted with this project at this time, not to the future trees. Please see redlines. [2/24/04] Except for the southmost four, the street trees should be planted with the construction of the right turn lane on College (with this project). In speaking with Tim Buchanan (City Forester), he suggested some specific details for ensuring the survival of these trees when College is further widened sometime in the future: They should be planted approximately 3.5' from the back of the sidewalk, and planted high (a few inches), and the fill should be a sandy loam rather than a clay-ey soil if possible. Please provide this detail on the landscape and grading plans, and if you have any questions, feel free to contact Tim at 221-6361. For the southern four trees, please provide $ for these to be planted in the future. This will be covered in the Development Agreement. Topic: Overall Utility plan Number: 32 Created: 5/28/2002 [3/19/04] To further clarify this comment, the City will not sign mylars until any necessary offsite private easements are complete, and any deeds of dedication for offsite City easements are signed and submitted to the City for processing. [2124/04] Please provide copies of the completed offsite easements between private parties, and provide the standard easement dedications for easements dedicated to the City. Original comment: Offsite work will require offsite easements. Letter(s) of intent from the adjacent property owner must be submitted prior to hearing, and easements must be complete prior to filing of mylars.
