HomeMy WebLinkAboutDISCOUNT TIRE @ FOSSIL CREEK - FDP - 26-02/A - SUBMITTAL DOCUMENTS - ROUND 2 - REVISIONSThe City of Fort Collins learned this week that some of the floodplain modeling in the vicinity of your site may be
incorrect. The irrigation check structure in Fossil Creek is 1.6 ft. higher than previously thought. It is expected that this
will raise the flood elevation on this site, but it is not known by how much. We will not require Discount Tire to change
their building elevation. However, we want Discount Tire to be aware of this issue and they may want to consider
raising their building to give themselves additional freeboard in order to protect the building from flood damages.
This information was found when the City's Parks department was doing survey work for the future trail. Stormwater
will be working with the Parks department over the next several months to revise the floodplain modeling and also see if
there is any mitigation that can take place as part of the trail design. Received these comments from Marsha Hilmes
this morning.

to hearing, and easements must be complete prior to filing of mylars.

Topic: Right turn lane design

[2/24/04] Regarding the vertical curve: A.D. stands for algebraic difference, which is the difference between the slopes
at each end of the vertical curve. The A.D. should always be provided, and is needed to check the K value and to
determine the minimum vertical curve length according to LCUASS Figure 7-17. With an AD=1, and design speed of
55mpy, the minimum curve length according to the graph is approximately 240 feet. The vertical curve currently
designed is only 160' long and has a K=100, when the minimum K for a crest curve on an arterial is 110. If these
standards cannot be met, then please submit a variance request according to LCUASS 1.9.4 for consideration. The
street's stormwater capacity may be used as a justification, if applicable.
S & A Response: A variance request has been requested. The location of the inlets
prohibit the longer vertical curve.

follow the ROW at the NE corner of the site. Please have this sidewalk located so that its east edge is at the property
line (see redlines).

[2/24/04] Except for.the southern most four, the street trees should be planted with the construction of the right turn
lane on College (with this project). In speaking with Tim Buchanan (City Forester), he suggested some specific details
for ensuring the survival of these trees when College is further widened sometime in the future: They should be planted
approximately 3.5' from the back of the sidewalk, and planted high (a few inches), and the fill should be a sandy loam
rather than a clay-ey soil if possible. Please provide this detail on the landscape and grading plans, and if you have any
questions, feel free to contact Tim at 221-6361.
For the southern four trees, please provide $ for these to be planted in the future. This will be covered in the
Development Agreement.
VF Ripley Response: VF Ripley discussed the required information with
Tim Buchanan on 3/10/04 and as agreed with the City Forester have added this into
a note to the planting notes with a callout on the landscape plan. VF Ripley, will
provide information to Engineering on the $ amount for the future four street trees
to be covered in the Development Agreement.
