disturbed in no way by this project thanks to the cooperation of the street oversizing
department accommodating our development plans.

37) The one wall being placed by this development leaves 8' from Property line to the
wall. Exact Utility locations will be designed as part of the future South College
expansion project. Site grading restrictions and the City's build -to -line expectations
require the placement of this wall.

Current Planning - General
64) A sidewalk has been added per discussion with City Planning. Sidewalk is ADA
compliant with a 4.6% constant slope. Sidewalk connects to Fossil Creek Parkway
instead of South College due to both grading restrictions and lack of existing sidewalk on
South College, as per said discussion. The northern entrance to the retail building is
directly into the showroom and functions as a secondary main entrance.
69) Through discussion with City Parks and Planning, the future Regional Trail is
being given a public utility and trail access easement along the southern boundary.
Access to the trail is by sidewalk along Fossil Creek Parkway to the trail's future
connection contiguous to this site to the southeast.

1) Existing ROW has been ghosted. Please refer to the Vacation Request involving
the expansion of South College, the Fossil Creek Parkway Improvements, and the re-
alignment of the future Snead Drive connection to Fossil Creek Parkway. Striping on
Fossil Creek Parkway and South College is new or freshly painted and not designed by
this project.
