Department: Right of Way Topic: General 78 The street trees proposed along Fossil Creek Parkway have been relocated behind the sidewalk due to and existing water line in the parkway. 94 The "Full tree stocking" requirements in Section 3.2.1 (D) (c) has been checked and complies with the LUC requirements 95 The is one existing street light on the south intersection of South College Avenue and Fossil Creek Parkway. Street trees have been placed so the required distances are maintained in accordance with Section 3.2.1 (K) (1). 97 Planting note number 2 includes that if a street tree is an ornamental street tree. It need only be separated 15 feet from a street light in accordance with Section 3.2. l (K) (1). 98 Kentucky Blue Grass has been changed to Tall Fescue Grass. The applicant wishes to increase the maximum 42 allowed parking spaces to 46. An additional 4 parking spaces have been added with an additional landscape island in accordance with the allowable 20% stated in this section. 86 A tire storage area is located inside the building in the area roughly 15'x 40' at the easterly end. No tires are stored externally. 99 A sidewalk has been added from the north side of the building. See item 64 — General under Current Planning comments. 101 Comments received were from Natural Resources, Poudre Fire Authority, Post Office. No other comments were received. Topic: Natural Habitat and Feature Buffer Zones 107 A buffer diagram has been included in the plan set. This show the 100' Fossil Creek buffer and the 1320' Redtail Hawk nest buffer. These buffers are also shown on the Landscape Plan with the appropriate native planting. Louise Herbert met with Doug Moore on 8/20/02 to review and discuss the planting and landscape treatment in the buffer areas. 108 and 109. Acknowledged. See item 107. Topic: Poudre Fire Authority. Please see attached comments. Items 103- 105 Acknowledged. Item 106 Fire access is shown on the civil engineer's plan and the Site Plan. Topic: Landscape Plan 66 Interior Landscape. This has been calculated and rechecked. A diagram, area information and percentage have been added to the Landscape Plan. 81 Wall- mounted light fixtures have been eliminated except for 4 fixtures located one each above the overhead service doors on the south elevation. These will be shielded, down - directional fixtures with 175-wall metal halide lamps. 82 A colored perspective drawing and building elevations with colors shown have been provided. These exhibits are computer- generated and the colors shown do reflect industry standard manufacturer's color samples. The building elevation lie drawings depict the specific colors and materials proposed. 83 The area of the sign location has been delineated: the proposed sign configuration has been eliminated from the drawings. 84 The notes have been revised to reflect separately the materials proposed and the colors for each material, whether factory finished or painted. 85 The direction call -outs are included with each building elevation drawing. 87 Detail #1 has been checked. 100 The glazing has been specified as "clear" in the material notes Topic: General 62 A follow-up neighborhood meeting was held on 7/1 1/02. 63 A modification Request was submitted on 7/18/02 to the Current Planning Department which addressed the "build -to" line requirements. This was approved by the Planning and Zoning Board on 8/15/02. 64 At a meeting held on 7/18/02 with Park Planning and Current Planning it was determined that due to the grades and retaining walls on the west side of the site it would be difficult to connect directly west from the main entrance. Therefore, a connecting sidewalk has been added from the north side of the building to connect to Fossil Creek Parkway street sidewalk, which would also provide pedestrian access to South College Avenue. This roof extends past the current glazing line and is supported by masonry piers from the ground to a soffit at 12 feet above grade. A hip roof has also been added above the internal scrap tire storage area at the opposite end of the building. The partial hip room is supported by eh same pier configuration yet is lower than the roof over the showroom. All of this reflects the areas within the building. The prominent roof over the public areas, a lower flat roof and parapet over the work area, and scaled down roof over the tire storage area at the east end, nearest the adjoining residential neighbors. All entrances and exits are now protected under roof overhangs. 80 All utility meters and ground mounted mechanical equipment will be located behind a screen wall, integrated with the design of the building, using the same materials. In addition, this wall will be softened with the use of landscaping.
