Response to staff Project Review comments
Dear Troy,
We have reviewed the staff letter dated 6/27/02 and have the following comments:
Department: Current Planning:
Topic: Elevations
79
Revisions to the overall building design in response to section 3.5.3(B) of the LUC
include the addition of a hip configuration roof sheathed in metal roof panels over the
sales / showroom area of the building. This roof extends past the current glazing line and
is supported by masonry piers from the ground to a soffit at 12 feet above grade. A hip
roof has also been added above the internal scrap tire storage area at the opposite end of
the building. The partial hip room is supported by eh same pier configuration yet is lower
than the roof over the showroom. All of this reflects the areas within the building. The
prominent roof over the public areas, a lower flat roof and parapet over the work area,
and scaled down roof over the tire storage area at the east end, nearest the adjoining
residential neighbors. All entrances and exits are now protected under roof overhangs.
80
All utility meters and ground mounted mechanical equipment will be located behind a
screen wall, integrated with the design of the building, using the same materials. In
addition, this wall will be softened with the use of landscaping.
