Dear Resident:
On Thursday, July 11, 2002 from 6:30 to 8:30 p.m. at the Front Range Baptist Church*, located at 625
East Harmony Road (the southwest corner of Harmony Road and Boardwalk Drive), the City of Fort
Collins Current Planning Department will conduct a neighborhood information meeting to discuss a
development proposal in your neighborhood.
The applicants are proposing to construct a tire store at the southeast corner of College Avenue and Fossil
Creek Boulevard. This meeting is intended to be a follow-up to a neighborhood meeting that was conducted
March 18, 2002 for that proposed tire store. At that meeting several concerns were brought up that could not
be answered that evening. In particular, there was a request to have follow-up neighborhood meeting with
representatives from the applicants and City staff representatives from the Natural Resources Department,
the Stormwater Department, and the Traffic Operations Department. Also, there was a request to increase
the notification area beyond 500 feet.
What can you expect from attending the neighborhood meeting? The purpose of a neighborhood
meeting is to open a line of communication between the applicant and the neighbors. This is the forum
through which the neighbors can express their concerns, City staff can explain the development review
process, and the applicant can explain to the neighbors what they are intending to do with the project and
answer questions from the neighbors. Meeting notes are taken by City staff, and become part of the project
file.
Why did you receive notice of this meeting? Initially, for the March 181h neighborhood meeting, reasonable
efforts were taken to invite property owners of record within 500 feet of the site. At the request of the
neighbors at the first meeting, the notification area was increased to 750 feet. Additionally, all of the properties
within the Fossil Creek Meadows neighborhood south of the site have been included in the notification area.
A list of property owners was derived from official records of the Larimer County Assessor. Because of the
lag time between home occupancy and record keeping, or because of rental situations, a few affected property
owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all
neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are
welcome.
