The proposed easement that has been submitted is not acceptable and would not satisfy the zoning condition. The parcel of property needs to be dedicated to the City as a local residential public street having a cross section of 51 feet of right-of-way and 9-foot utility easements along both sides. The City will not require this street to be built to an ultimate structural pavement depth or width. It is not required to construct curbs, gutters and sidewalks. However, the street must be constructed to a width no less then 20 feet with a structural depth capable of supporting the traffic as proposed by the applicant, Mr. Gerrard, with an asphaltic concrete pavement. In addition, the City will have no responsibility for maintenance of this street until such time as the street has been constructed to City design and construction standards and is accepted for maintenance by the City. Since the street will be public, you have the option of naming it at this time, or waiting until it is fully improved, inspected and accepted by the City for perpetual maintenance. Keep in mind that in the future, when the street is upgraded to full construction standards, the City Water and Wastewater Utility will require that water and sewer mains be placed within the right-of-way as per the Utility's standard utility installation for new construction.
