herein relative thereto is contained within the boundary lines which begin at a point
which bears North 00'12' West 779.38 feet from the Southeast corner of said Section 31,
and run thence North 00°12' West 156.48 feet; thence West 835.12 feet to a point in the
Easterly right-of-way line of the Union Pacific Road; thence South 00°13' East 156.48

DEED OF DEDICATION FOR EASEMENT
KNOW ALL MEN BY THESE PRESENTS: That the undersigned, Gary M.
Gerrard and Mary E. Gerrard, being the owners of certain real property in Larimer County,
Colorado legally described on Exhibit A attached hereto, in consideration of Ten Dollars
($10.00) in hand paid, receipt of which is hereby acknowledged, and other good and valuable
consideration, do hereby dedicate, transfer, and convey to the City of Fort Collins, Colorado, a
Municipal Corporation, for public use forever a non-exclusive permanent easement for access in
the City of Fort Collins, County of Larimer, State of Colorado, more particularly described as
follows:
That portion of the Southeast Quarter of Section 31, Township 7 North, Range 68 West of the 6`h
P.M., County of Larimer, State of Colorado, which, considering the East line of said Southeast
Quarter as bearing N 00012' W, and with all bearings contained herein relative thereto, is more
particularly described by the following boundary lines:
Commencing at the Southeast Corner of said Section 31; thence N 00°12' W 925.86 feet; thence
N 90000'00"W 63.25 feet to the POINT OF BEGINNING; thence N 90°00'00"W 773.23 feet;
thence S 0093'00" E 51.00 feet; thence S 90°00'00" E 772.77 feet; thence N 0098'13" E 51.00
feet, more or less to the POINT OF BEGINNING, containing 39,423 square feet, more or less,
and being subject to any easements, restrictions, or rights -of -way now existing, in use or on
record.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort
Collins will not accept the duty of maintenance of such easement.
