Coway Rd. 13C Loveland, CO 80537 Phone: (970) 669-1463 F& (970) 669-19& DATE: September 17, 2002 TO: City of Fort Collins FROM: Nathan Gerrard RE: Gerrard Roadway Dedication In response to your comments dated August 7, 2002 regarding the Gerrard Roadway Dedication at 4409 Timberline, please review the following; Engineering We have already offered to grant a utility easement to the City and were rejected. We do not understand why a utility easement is necessary at this time, we are only building a driveway. There is no development. The dedication statement has been modified as per request by the City Attorney's office. The revised statement is included with this letter. A picture exhibit of the easement dedication was previously submitted. An additional copy is included with this letter. Water Wastewater We will build a private drive at the risk of tearing it up in the future to install utilities when development occurs. Zoning Please refer to the Description of Easement to be Dedicated on the plan sheet. It contains a legal description of the easement and a map of the dedication within the context of the property owned. The plan sheet includes all of the items you requested including the zoning of adjacent properties.
