Department: Water Wastewater Topic: General 15 Issue Contact: Roger Buffington Field locate water main which passes through the site from Pitkin to Lake and show the water main and services on the site, landscape and utility plans. Maintain required separation distances from water lines with all new landscaping (frees - 10 feet; Shrubs - 4 feet). Department: Zoning Topic: zoning Issue Contact: Peter Barnes This is the first and only site plan I've ever reviewed that didn't show one single dimension. Without such details, there are numerous things that cant be reviewed. 3 The parking lot that was constructed a couple of years ago along Pitkin was done so without complying with the City's parking lot design standards. Since they are making revisions there now, this would be a good time to bring it further into compliance. Landscape islands are being shown that screening between the parking lot and the street as required in Sections 3.2.1(E)(4) and 3.2.2(J). Also, 289 parking spaces require a minimum of 7 handicap parking spaces (3.2.2(IQ(5)(d). Need bike racks (3.2.2(C)(4). Be sure and return all of your redlined plans when you re -submit. The Planning and Zoning Board will conduct a public hearing on August 1, 2002 evaluating the project based on these criteria. Should the Board disapprove the application, an appeal may be made to the State Board of Governors. Department: Engineering Issue Contact: Dave Stringer Topic: General 5 Only received site, landscape and Final Schematic Plan were submitted.
