Topic: Erosion/Sediment Control 69 1. The site slopes west to east, what is going to prevent sediments from leaving the site on the east (particularly at the drive)? 2. Department: Transportation Planning Issue Contact: Tom Reiff Topic: Transportation 65 According to the LCUASS, sidewalks on local streets are required to be 416" in width. Please increase the sidewalk width along Wagner Drive to 416". 66 The sidewalk depicted along Wagner Drive is required to remain consistent across the proposed driveway cut. Please see standard drawing 1601 for Standard Sidewalk in the LCUASS. Department: Water Wastewater Issue Contact: Jeff Hill Topic: General 15 Repeat Comment; Show and LABEL all existing water/sewer mains, water/sewer services, meter pits, curb stops, and sizes of existing water sewer appurtenances. 16 REPEAT COMMENT; Provide all info necessary for our review (i.e. fixture count, fire line size, etc.). 17 Label all proposed sanitary sewer clean -outs within traffic areas as "Traffic Rated" and provide a traffic rated detail. Field located, show and label all gas and electric lines on this site. Draw meter pit to scale and maintain a 4-foot clear separation between gas/electric/building envelope and meter pit. Clearly define all connection and abandonment's to the existing water and sewer system. Include a note to coordinate all abandonments with the City Utilities. 1, Page 3 76 The landscape walls need to be placed a minimum of 2 feet behind the sidewalk or the detached sidewalk on Wagner needs to be 6.5 feet wide minimum and 2 feet can be added to the attached sidewalk on Birch Street to achieve the required separation. The sidewalk along Wagner is shown on the site plan to be 4 feet wide whereas it is shown to be 6 feet on the utility plans. For a detached walk it is to be a minimum of 4.5 feet wide unless it is adjacent to the landscape wall in which case it would need to be 6.5 feet wide or placed 2 feet away from the wall. 77 The landscape walls can not be located or placed within the row. 78 Show the pavement patches for the cuts into Birch Street also. 79 The scale is wrong on Sheet 4. 80 Detail sheet - Use the current detail 706 for the low volume driveway construction. Use current detail 710 for the asphalt paving at crosspans. Make the changes shown to the curb gutter and walk detail, so that all the notes and information from the new details are here or provide the new details. (701 and 702) Label the inflow vertical curb and gutter and the ouffall curb and gutter details for on -site use only. Provide detail 707 high volume driveway detail for how to rebuild the ramp and curb at the shared driveway. Add details showing the ADA requirements at the ramps (see attached for CDOT and Greeley details being used). Provide details 1601 and 1602. 81 Is an emergency access easement needed? Department: Light & Power Topic: Electric Issue Contact: Doug Martine Individual electric meters will be required for each apartment. This project will qualify as redevelopment and initiate Light & Power Development charges. Developer is encouraged to coordinate power requirements and availability with Light & Power engineering as soon as possible. Topic: General 64 Previous Light & Power comments still applies. Department: PFA Topic: General 18 Issue Contact: Michael Chavez Address Numerals: Address numerals shall be visible from the street fronting the property, and posted with a minimum of 6 inch numerals on a contrasting background. 97 UFC 901.4.4 67 Previous requirements concerning Water Supply and Sprinklers have been addressed and resolved per your notes. The only other issue still to be resolved is the Address Numerals. Please submit a diagram of the size and location of the numerals to be posted on the building to our office (attn: Michael A. COLLINS, CO 80527- Staff has reviewed your submittal for CLOCK TOWER APARTMENTS PDP - TYPE I (LUC) #37-02A, and we offer the following comments: ISSUES: Department: Advance Planning Issue Contact: Clark Mapes Topic: Transportation 68 1 am sending a few red -lined plan comments that suggest that the appropriate urban design treatment of the sidewalk between the parking lot and building should simply be to pave clear to the building in the tight spots. The shrubs wont fit into the narrow foundation areas and would severely crowd the sidewalk which is already marginally wide enough with cars hanging over it. (Unless the shrubs were severely and constantly pruned against their nature.) In lieu of the shrub strip, the transition from building to ground should be accomplished with an architectural detail at the base of the building and possibly in the paving. If any issue arises with 3.2.1 E.2.d., this comment is based on alternative compliance. Department: Current Planning Topic: General Issue Contact: Bob Barkeen 82 The yew shrubs shown on the south side of the building may not live there, too hot for them at this location. Department: Engineering Topic: General Issue Contact: Sheri Wamhoff 38 An access easement needs to be dedicated for the access driveway. An access easement does not exist here unless it was dedicated by separate document at some time. If so please provide the reception number and a copy of the easement. If half of the drive is on the adjacent property, an access easement on that property is needed as well. 2/3/03 The easement document that was provided is for lot 5 only it does not cover the shared driveway area. An off -site easement is still needed. 47 What is the proposed parkway width on Wagner? The walk needs to go around the fire hydrant. 2/3/03 Identify the parkway width on Wagner or provide a x-section that shows it. 52 See Check sheet for other missing information. 2/3/03 Add the following information as required by the checksheet. Add the two notes indicated on the plans onto the cover sheet of the plans. Provide the names, addresses and phone numbers for the Developer(s) and Owner(s) to the plans. Provide two benchmarks. Add note regarding variances and indicate that none have been granted. 74 Add the two notes indicated on the plans onto the cover sheet of the plans. 75 Add a copy of the plat into the final utility plan set for reference.
