The 15-inch pond outlet pipe will not transition well with the sidewalk chase at the end of the pipe. A 12-inch
pipe would be allowed in this situation due to the ouffall having to be relased at grade. A flared -end section
may also be needed. Please reconfigure.

cover sheet.

Are grades not changing on the northeast corner of the site? Please add proposed contours to this area due
to new building footprint being proposed here.

In house calculations showed the volume needed in the pond was around 3000 cf. This would put the WSEL
at just under 5032. Since the weir invert is at this same elevation, and the berm around the pond is an
additional 1 foot for freeboard, the pond is OK as designed. The pond is essentially acting as if the 100-WSEL
is at 5032 anyway. MOE are at least 1 foot higher as well.

A drainage easement is needed for the extent of the 100-year WSEL of the detention pond and for the outlet
stormsewer. This can be done by separate document if there is no replat.

Water Supply: No commercial building can be greater then 300 feet from a fire hydrant.
Fire hydrants are required with a maximum spacing of 600 feet along an approved
roadway. Each hydrant must be capable of delivering 1500 gallons of water per minute
at a residual pressure of 20 psi 97 UFC 901.2.2.2

Sprinkler Requirement: This proposed buuilding shall be fire sprinklered. 97 UFC
1003.2.9
NOTE: This proposed building contains more then 16 units and is therefore required to
be fire sprinklered. Also a minimum 6 inch fire line is required. PFA requires a "Knox
Box" to be mounted on the front of every new building equipped with a required fire
sprinkler or fire alarm system.

The existing plat has a 30 foot BSB (building setback line) line adjacent to all row. The building you are
proposing goes beyond this line. I don't know for sure how you can get rid of this line. Since it is on the plat,
a replat maybe required.

An access easement needs to be dedicated for the access driveway. An access easement does not exist
here unless it was dedicated by separate document at some time. If so please provide the reception
number and a copy of the easement. If half of the drive is on the adjacent property, an access easement
on that property is needed as well.

the property boundaries.
