Dear Resident:
The purpose of this letter is advise you of two upcoming meetings regarding a
development proposal in your neighborhood. The project is known as Park Central
Condos.
First, on Tuesday, July 23, 2002, from 7:00 to 9:00 p.m., at the First Baptist Church,
901 East Lake Street, Fort Collins, Colorado 80524, the City of Fort Collins will hold a
neighborhood information meeting to discuss the proposal.
As proposed, the project consists of 34 multi -family dwelling units with two parking
spaces per unit on the ground level and two living stories above. There would be
additional surface parking as well. The project is located on the south side of East
Prospect Road between the Park Central retail center and the Fort Collins Club. Joint
access is planned to connect all three parcels. In addition, there would be some parking
reconfiguration for the Fort Collins Club and a slight shifting of the Spring Creek Trail to
the south.
The project includes a Request for Modification of a Standard. The standard requires
that each building be within 200 feet of a public street sidewalk or within 350 feet of a
major walkway spine. Four of the six buildings are not within these specified distances.
Second, on Thursday, August 1, 2002, at 6:30 p.m., in City Council Chambers, City
Hall West, 300 LaPorte Avenue, Fort Collins, CO. 80521, the Planning and Zoning
Board will consider the Request for Modification to Section 3.5.2(C)(1)(b) Relationship of
Dwellings to Streets and Parking for Park Central Condos.
It is important to note that the Planning and Zoning Board hearing is not a hearing on the
project as a whole. Rather, the Board's consideration is for the Request for Modification
of Standard only. A public hearing on the full project will be held in the future.
The list of affected property owners for this public meeting is derived from official records
of the Larimer County Assessor. Because of the lag time between occupancy and
record keeping, or because of rental situations, a few affected property owners may
have been missed. Please feel free to notify your neighbor of this pending meeting so
all neighbors may have the opportunity to attend.
