Is the plan to install a paved surface? If a public street is to be built, a water main and possibly sanitary sewer
need to go in before the street. If a private drive is paved, the owner would risk having to tear out the drive

The proposed project is classified as a "public facility", which is a permitted Type 1 use in the UE zone. I would
assume they need to submit the normal documents required for Type 1's (e.g. statement of planning
objectives, site plan, utility plan, grading plan, etc.) as required in Section 2.2.3(C)(1) and (2).

Per Section 4. 1 (E)(1)(b), this development is exempt from the standards contained in Section 3.6.3.

The City Attorney's office has asked that the dedication statement that transfers the easement
to the City needs to have a word changed. The portion that talks about the Gerrards "does
hereby dedicate," needs to read "do here by dedicate.
The easement dedication needs to be accompanied by a picture exhibit (with distance and
bearings) that shows what legal describes. This picture can be part of the site plan (see
comment below.)
