The proposed project is commonly known as 1225 Redwood Street Rezoning and Structure Plan Amendment, #30-02. Request to rezone 1225 Redwood Street from I, Industrial, to C-C-N, Community Commercial North College. The parcel is 5.5 acres in size and located on the northwest corner of Conifer Street and Redwood Street. The Community Commercial — North College District is for fringes of retail/commercial core areas and corridors. This District is intended for moderate intensity uses that are supportive of the commercial core or corridor, and that help to create a transition and a link between the commercial areas and surrounding residential areas. This designation is only for areas identified for its application identified for its application in the North College Corridor Plan. For a list of permitted uses in the C-C-N zone, please contact the Current Planning Department at 221-6750. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. Please Note: Due to the number of projects being reviewed by the Board, there is no guarantee this item will be heard on the date advertised. For the benefit of those attending the meeting, the Board typically sets their schedule at the beginning of the meeting.
