The trip difference between 100 single family units and 200 multi -family units is fairly insignificant. The
multi -family units would produce approximately 33 additional trips in the AM and 22 trips in the PM.
Considering the trip distribution and the hourly arrival rates, the additional trips would make no measurable
difference to the intersection of Taft/Drake.

There is a proposal to rezone about 14 acres on the south side of spring creek from LMN to MMN. We
are probably talking about the difference between about 100 units and 200 units, for discussion purposes.
Staff is recommending denial for a number of reasons none of which is "traffic".
However, several neighbors from developments to the west have written in opposition to it because of
traffic at the Taft/Drake intersection.
(They mostly center around a common theme: it's already congested enough, this would make it worse,
and why degrade the benefit of the recent widenings?)
IS it possible that the increment of about 100 units adding traffic out Hull onto Taft could create a traffic
issue? Should traffic be one more reason why we recommend denial?
