I got your message, thank you for sharing your thoughts. Staff is recommending denial of the requested
rezoning for higher residential density. The reasons are different than the ones you state in you message,
having to do with specific City policies for higher density neighborhoods. The Planning and Zoning Board
will make a recommendation to City Council at their September 19 hearing.

Dear Mr. Mapes:
I was made aware of the rezoning consideration being promoted by landowners on the southest corner of
Drake and Taft Hill Rds. Issues presented were the widing of Taft Hill Rd and medium density use.
Firstly the road "improvement" to Taft Hill Rd is the worst I have ever experienced. Has anyone at the
City driven on this road? I hardly believe " improvement " as it is being claimed, is that. The road is
extremely unlevel and rutty. Accidents because of the conditions will occur. The cause will be the
condition of the asphalt and grading not the drivers'. Please have a look at the stretch of road south of
Drake to Horsetooth. Our tax dollar should have a voice in this mess.
Secondly, because of the widening and the subordinate condition of the road the noise level has become
unbearable. Have any studies been done on the effects this "improvement" has had or will have if the
said property is rezoned? The reverberation from vehicles passing our neighborhood on this stretch of
road resultant of the poor condition have increased the noise level immensly!!!
I strongly object to medium density rezoning. This entire area is a conservation flood plane. We have
already removed a great deal of wild life in this area and contaminated the spring creek bypass
substantially which runs through our neighborhood and the proposed rezoning property - stemming from
the road "improvement" dilema. I feel the proposed rezoning is not beneficial for Ft. Collins.
We have two very large commercial centers directly northwest (Safeway improvement project) and
southwest (Steele's project) which have yet to be occupied fully and pay for themselves. The Safeway
improvement project will have further ramifications on the rezoning and traffic issues.
