HomeMy WebLinkAboutTAFT HILL/HULL - REZONE & STRUCTURE PLAN AMENDMENT - 31-02 - CORRESPONDENCE - CITIZEN COMMUNICATIONSincerely, Renee Paratore Mr. Clark Mapes - I hope you will be a spokesperson for many residents who would have protested further development at the comer of Drake and Taft Hill at the City Council meeting on September 19, 2002. No one was notified in the residential sections such as Red Fox Meadows, Lexington, and Quail Hollow. Through a friend I was informed of the proposal to build housing on the SE comer of this traffic -glutted intersection. I was actually Nave enough to believe that the land around this section of Spring Creek and the new bike trail was being preserved as a small open space for all users to enjoy and as a safe corridor for deer who continue to cross Taft Hill. It's such a small area I can't fathom that more housing would alleviate population needs for the city. Please look north of Drake on Overland Trail and be satisfied that a future ghetto is blossoming which will crowd thousands of people into a small area once our realtors finish with it. I could safely say the the majority of the people in my neighborhood would have voiced a protest, if they had known about this new proposal. Please consider my comments to help in your presentation. Living west of Taft Hill by Drake for the last three years I have experienced a great change in the amount of traffic. We moved to the west side of town to escape the busy activity found in the central and east parts of town. Thanks, Robert Downing Clark, This message is in reference to the request to rezone the southeast comer of Drake and Taft Hill Rds. to Increase the density status. I don't live dose enough to the intersection to have been invited to the informational meeting (8/19)but as a Quail Hollow resident I'm dependent on using that intersection to access most of Fort Collins. I worry that increasing the density of the comer section could result in greatly increased traffic through that intersection that would have a negative impact on me and my neighbors. I'm asking that the needs of all the residents using that intersection be considered when making this rezoning decision. Thank you for your time. Jane Everham 2825 Dixon Creek Lane 224- 5443 Mr. Clark Mapes, It seems to me that when a family decides to settle in a neighborhood, they expect that the municipality will live up to the commitments contained in the zoning of their neighborhood. There is only one reason to rezone this particular piece of property and that is to increase its value to its owners - at the expense of the residents of the neighborhood. I usually think that I am naive to believe that municipal governments exist for the benefit of all and not just for those with influence. Please prove that I am not naive in believing this. Michael Pawlowski 2839 Garrett Drive Fort Collins Mr. Mapes: We are not against 'in -fill" development in Ft. Collins. In fad, we live in an "in -fill" area (Fox Creek). We think it helps control surburban sprawl. But we wonder if rezoning the Taft Hill -Drake southeast comer should be medium density in -fill (instead of low). The new bicycle trail is very near the property in question. How would medium density zoning impinge on the trail? Once building occurs, will there be any open space and meadow area around the trail as there is now? Also the traffic at that comer is horrendous already (thank goodness for the widening of Taft Hill or we would be doomed). Low density zoning would have less impact on the traffic situation. How much of that land is in the county and how much in the city? Will the city have to annex some of the land? Will there be publicity about this decision in the local newspaper? We would like to know the outcome and the reasons for the decision. Flo and Harold Butler, 2503 Tucker Ct, Ft Collins, 80526 Mr. Mapes, I am a Quail Hollow resident I was informed today about a rezone of 15 acreas of land on the southeast comer of Drake and Taft Hill. I am concerned that the possibility of this area becoming a medium density area. The traffic is still very heavy at that intersection. Even with the widening of Taft Hill .... It is just a heavily used Intersection. I don'tsee a need to create more traffic in that area. Due to the only way to get to Drake and Overland is through that intersection. I don't understand how these current property owners can be so greedy as to want to do this to those of us who live in this area.... I oppose this type of rezone, and I am sure others will follow my footsteps. Thank you for your time... We are opposed to a change from low density mixed -use to medium density mixed -use zoning. Here are our reasons: 1) No need to encourage further commercial development on the south side of Drake. With the proposed expansion of Safeway and Walgreens, there will be increased traffic and congestion (bike and pedestrian) at the Drake and Taft Hill intersection. 2) Encouraging commercial development is unsound for the surrounding area. There is a large amount of unleased commercial development at Drake and Shields — one mile east. 3) Vacant commercial space does not generate tax revenue. Other businesesses are hurt by these vacancies. 4) There is no indication an indepth comparifive analysis of the Drake/Shields and Drake/raft Hill intersections has taken place. Such an analysis is critical to understanding the relationship between commercial and surrounding high -density apartments. 5) The southeast-Drake/Taft Hill comer is a natural habitat for many wildlife species, including deer, duck, racoon, geese, skunk and others. A higher density zone could have a detrimental impact on this natural habitat area. For these reasons we do not encourage a change of zoning from low to medium density at Drake and Taft Hill.
