SUBJECT: Variance Request: Centennial High School
LCUASS 19.6 — Parking Lot Setbacks
Dear Mr. McNair:

We are requesting a variance for the eastern most parking stall located on the proposed Centennial High
School Expansion project. This is in response to the Utility Plan submittal comments provided by Susan Joy
of the Engineering Department.
We believe that a deviation from the City's Standard Criteria of 20' minimum set back is warranted for this
project. The 20' minimum setback distance assumes a local street and less than 100 ADT for the site (the
required traffic study for this project was waived by the Traffic Operations Department). This parking stall is
accessed from the adjacent alleyway and existed prior to the proposed improvements for the high school.
The setback provided is approximately 17' and accommodates an existing free lawn and sidewalk. The
availability of adequate parking for the school has been an issue discussed in previous neighborhood
meetings. Eliminating this parking stall will add to the concern of not providing sufficient parking for the
school staff. Considering this is an existing condition, and the need for parking, and that the stall is located
adjacent to an alleyway, we request your consideration to grant a variance to LCUASS 19.6 standards.
